I’ll strategize with you in advance. I know you said you do not want your fridge, washer, and dryer, but let’s say those are not included for now. We can throw those in later as a bargaining chip. We will discuss many strategies for maximizing your profit.
- I will get my hands dirty. I cannot tell you the number of times weird stuff happens the day before closing. For example, one time, my clients and I found out the day before closing that the seller left tons of trash on the property. I called my junk removal team, and I showed up at the property and made sure the problem was fixed. Great agents fix problems, even when it is not theirs.
- I will be relentless when it comes to getting answers. There are hundreds of potential issues that come up in real estate deals. Home inspectors, appraisers, mortgage bankers, attorneys, and title examiners are all trained to dig up issues. When those issues come up, it is my job to get you answers.
- I will find other options. Sometimes when digging up issues, transactions run into roadblocks. For example, say we find out at the eleventh hour that a buyer cannot get the financing even though we had a clean pre-approval. It is times like this when great agents shine. I have a team of portfolio lenders, contractors, inspectors, attorneys, and others that will step in and help us find other solutions to any type of problem.
- When the other side is asking for too much, I will step in and speak up. I am on your side when it comes to negotiating. When the other side keeps taking without giving, I will be your ambassador who negotiates a fair deal.
- Most homes are sold by a cooperating agent. I spend a great deal of time nurturing relationships with my peers so that it comes time to negotiate on behalf of my clients, I have a friend on the other side of the transaction.
- When you need to hear the truth, I will tell it to you, even if you do not want to hear it. Buying or selling a home is an emotional, harrowing, long process. At times, it can be easy to make bad decisions simply because you are tired. I am the agent who is going to tell you the truth when you need to hear it. When I know that your initial decision is not in your best interest, I am the one who will tell you the hard truth.
